The space

Welcome to 'Three Tides!'

As you arrive, you'll be welcomed by a cozy covered front porch complete with a relaxing porch swing, the perfect place to relax with your morning coffee or unwind after a day at the beach. 

Step inside to a warm and inviting living room featuring a cozy fireplace, charming built-in window benches, and plenty of comfortable seating for everyone to gather. Filled with natural light, this welcoming space flows effortlessly into the dining area and kitchen, making it easy to spend time together throughout your stay.

The fully equipped kitchen is designed for both cooking and gathering, featuring a gas range with a pot filler, a beautiful farmhouse sink, ample cabinetry, and a large island with seating for 4. Alongside the island, a built-in breakfast bench is paired with a dining table to seat 6 more guests, creating the perfect space for family meals! Just off the dining area, you'll find a mini bar with a wine fridge, along with a side door providing easy access out to the driveway and outdoor shower.

At the back of the home, a spacious screened-in porch creates another wonderful gathering space, complete with an outdoor dining table, a large comfortable sofa, TV, and a BBQ grill! Step out from the screened-in porch to the peaceful wooded backyard, offering plenty of privacy and beautiful views. 

Also on the first floor, you'll find the laundry room, a half bathroom, plus the first 2 bedrooms. The master bedroom is conveniently located on the first floor, featuring a King bed and a spacious en-suite bathroom with dual vanities, a glass shower, and a separate clawfoot soaking tub. The second bedroom on this floor offers a Queen bed and an en-suite bathroom with a shower/tub combination.

Upstairs, a built-in desk on the landing sits beneath a large window, creating a cozy spot for getting ready or simply taking in the peaceful views. The second floor also includes 2 additional bedrooms, one with a Queen bed and the other with two Full beds and an attached game room featuring a sofa, X-box, and a TV. Both of these bedrooms share a beautifully designed Jack-and-Jill bathroom with separate vanity areas connecting to each room, and a central shower/tub combination in between. There's also a Twin-over-Twin bunk bed tucked into the upstairs hallway, offering additional sleeping space for families or larger groups!

There is parking available for 2 cars in the driveway, with additional parking pads located throughout the community.

Located in the heart of the highly sought-after WaterColor community, you're just steps from Camp WaterColor and only minutes away from the WaterColor Beach Club, community pools, scenic walking and biking trails, tennis courts, and all of the incredible amenities that WaterColor has to offer! Don't forget to take the LSV/golf cart and bikes to explore the area as well!

This house comes with a maximum of 12 wristbands, which per the WaterColor HOA limits the number we accommodate even though there may be sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access

Camp WaterColor is literally steps from the home, making it a dream to not have to worry about parking! The Beach Club is about a 5 minute LSV/golf cart ride. The ultra desirable location of this home cannot be beat especially for families!!!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.

The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

These accesses are included in the nightly rate and are no additional charge to the guests.

Other things to note

• Beach chairs through WaterColor Beach Club should be reserved in advance.
• In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
• Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
• Weddings and other similar events not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines.
• Check in is 4:00 PM & check out is 10:00 AM. These times are respectfully enforced and late check out may be subject to another day's rental fees.
• Smoking is strictly prohibited.
• All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
• The LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters.
• Cancellations made 30 days or more before check-in will receive a full refund, minus a $250 cancellation fee. Cancellations made within 30 days of check-in are non-refundable.
• Damage that occurs will be collected from the renters.
• Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by bikes, LSV/golf cart, or other amenities provided to guests.
