The space

Welcome to 'Morning Star!'

This charming WaterColor retreat offers plenty of space for families and groups to relax, gather, and enjoy the best of 30A!

A charming front porch welcomes you to the home, offering a peaceful spot to enjoy your morning coffee and the coastal breeze.

Step inside, where the bright and open living room features plenty of comfortable seating and a TV, creating an inviting place for everyone to gather. Just nearby, the dining room features a table with seating for 8, sitting beneath a beautiful chandelier. The fully equipped kitchen offers quartz countertops, a 6-burner gas range, ample cabinetry, and a center island with seating for 2. Also on this floor is the first bedroom, featuring a King bed and an en-suite bathroom with a glass shower. This bathroom can also be accessed from the hallway.

Head outside to your own private courtyard, surrounded by trees for a peaceful and secluded feel. Take a dip in the private plunge pool, relax in the outdoor seating, or fire up the BBQ grill for a delicious meal. There’s also a convenient outdoor shower for rinsing off after a day at the beach!

Moving up to the second floor, you’ll find a bonus living area with a sleeper sofa and TV, along with a built-in Twin-over-Twin bunk tucked into the same space. A dedicated bathroom with a shower/tub combination is located nearby, making this a great setup for kids or additional guests. This floor also includes the laundry room and two spacious bedrooms. The master bedroom features a King bed, a private screened-in balcony, and an en-suite bathroom with dual vanities, a glass shower, and a separate soaking tub. The second bedroom also has a King bed and its own en-suite bathroom with dual vanities and a glass shower.

Located between the main home and carriage house is a large covered porch with an outdoor dining table, offering another great spot to enjoy meals or relax outside. Head upstairs to the separate carriage house, which provides even more space and privacy. Inside, you’ll find a living area, kitchenette with a sink, microwave, and mini fridge, plus a King bed and private bathroom with a glass shower.

There is parking available for 1 car in the garage along with the LSV/golf cart, and an additional 2-3 cars in the driveway (depending on size). This home also comes with 1 additional parking pass for use at the WaterColor community parking pads.

Located in WaterColor's Forest District, the house is surrounded by tons of pine trees and other lush greenery! You're just a short walk to Camp WaterColor, and about a 5-min LSV/golf cart ride to The Beach Club, Publix in WaterColor, Seaside, and more! Also, don't forget to take the bikes to explore the neighborhood, as there are trails everywhere!

This house comes with a maximum of 12 wristbands, which per the WaterColor HOA limits the number we accommodate even though there may be sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access

The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community, the closest of which is the wonderful (and quiet) Frog Pond Pool and park!

The Beach Club is only a 5-minute LSV/golf cart ride, and Camp WaterColor is about a 1-minute LSV/golf cart ride. The highly exclusive and stunning Forest District location of this home cannot be beat! This home is surrounded by green space and walking paths with a quiet, neighborhood feel - great for kids to play and ride bikes tucked away from busy roads!

The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, an additional pool deck with even more lounge seating, and a third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Camp WaterColor is geared towards kids and has its main butterfly pool with a monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.

Other things to note

• Beach chairs through WaterColor Beach Club should be reserved in advance.
• In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group when booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
• Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
• Check in is 4:00pm & check out is 10:00am. These times are strict and late check out may be subject to another day's rental fees.
• Smoking is strictly prohibited.
• All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
• Pool heating must be for the full duration of your stay and must be requested 48 hours prior to check-in and paid before the heater will be turned on. Heating cost is $50/night of your reservation and is available October 1st - April 30th.
• The LSV/golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/golf cart battery dying because of the renters not charging it will be charged to the renters.
• Cancellations made 30 days or more before check-in will receive a full refund, minus a $250 cancellation fee. Cancellations made within 30 days of check-in are non-refundable.
• Damage that occurs will be collected from the renters.
• Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV/golf cart, bikes, pool, or other amenities provided to guests.
